Numbers assume a 4.5% five-year fixed rate stress-tested at 6.5%, a 30-year amortization, 39% GDS, property tax at 0.5% of the price, heat at $150/month, and $350/month strata on townhouses and condos (half counted). Minimum down is 5% of the first $500,000 plus 10% of the rest; minimum-down rows include the 4.20% insurance premium for a 30-year insured amortization, added to the balance rather than paid in cash. Insured 30-year amortizations apply to first-time buyers and new construction. Other debts reduce what you qualify for. These are estimates, not a rate quote or an approval. What changes in a smaller market
Port Alberni prices are the lowest of any major zone on the Island, but that doesn't mean the financing is automatically easier. The difference shows up in who is lending.
- With A lenders, not much changes. Banks and prime lenders mitigate risk based on the borrower: income, credit, debts. A salaried buyer purchasing in town finances much the way they would anywhere.
- Alternative lenders flip it. B-side lenders mitigate risk based on the property, so location and condition matter far more, and in a smaller market they get conservative. On properties in the $500,000 to $600,000 range it's common to see 25, 30, even 35% down required, where the same file in a larger centre might place at 20%.
- Rural properties compound it. Wells, septic, and acreage outside the city narrow the pool further: some lenders don't take rural-services files at all.
